    Hi,

I'm refering to the letter from Mr. Anthony Nugent, from 25/2, which I received today.
I don't want to be unreasonable, and I don't want to have a threath of being thrown out, hanging over my head, (since this is stressing I think, and I haven't got anywhere else to live), so I'm going to say it's ok, that the Housing Benefit is being sent to the landlord, since I have a high level of arrears.

But, the reason for this, is because I was underpaid, when I worked as self-employed, on behalf of Packaging Europe, in Norwich, a few years ago.

And also because my landlord is very slow, with doing repairs.

They use like one or two years to fix the boiler, and many months to fix the washing-machine.
I'll just get by on my budget, but what am I going to do the next time e.g. the washing-machine breaks down, I'm wondering.

    But that's a different case, I guess.
So I'll just contact the Council again then, about disrepair, if that continues.
Because I've had to buy a washing-machine, and dis-washers, (since it's only one sink in the kitchen, so I thought it was un-hygienic, not to have a dis-washer here, when I moved in, because that sink is for waste-water, and then shouldn't be used for cleaning dishes in I think, it's also very dirty and someone have tried to cut their wrists in it, I think, because the plastic-sink has knife-cuts, several of them, in it).

So I've had tu buy washing-machines and dish-washers and furniture, (since the flat wasn't that well furnitured, even if it was supposed to be), and also electric heaters, from Argos, since the wall-mounted heaters here don't work.

I've been living here for almost five years now, and the landlord haven't inspected for things that needs to be repaired, of lights and heaters in the bath-room etc.
But I haven't got anywhere else to live, so I'm going to say it's ok with this arrangement, that the landlord gets my housing benefit sent from the Council.

Because I don't want to live under the treath of being thrown out, that's a bit stressing, I think.

So I also send a copy of this e-mail to the landlord.

I'm going to send you the form, about the noise from G-bar, to the Council, one of the next days.

I also wonder why I haven't got any documentation, from the inspector, from the Council, who was here, 3 or 4 weeks ago, regarding the inspection of disrepair, from this landlord.
Thank you again for your letter, and sorry about that I got angry, when I read your last letter, if I happened to use any bad language, I try not to do that.

    Sorry again!
    Yours sincerely,
    Erik Ribsskog
    Flat 3, Hope Chambers

    Hi,

now, (again), the sensor-driven lamp, in the stair-case, outside of flat 3, doesn't work.
(Looks like someone have bumped in to it, even if it's in the roof).
Also, today I had to buy a new radiator-heater, at Argos, since the electric wall-mounted heaters, that where in the flat, when I moved in, in 2006, doesn't work.
(Since the old radiator-heater, which I bought there, around 2007, have stopped working now.

I threw it in the purple bin, (household-waste), at the resturants bin store.
    I hope that was right).
    So that's a new complaint.
But, your company, is in the way, that you use two years to fix a boiler, etc.

So I haven't got to the electric heaters, on the wall, in the bed-room and living-room, yet.
    Before today.
I also send a copy of this e-mail to the Council, as an update.

Since an inspector, from them, was here, a couple of weeks ago, inspecting for disrepair, but I forgot to mention the big, wall-mounted electric heaters, that they didn't work.
    Just as a new complaint.

    Regards,
    Erik Ribsskog

    Hi,

I wouldn't have wanted to call that department on the phone.

Because I think they are so slick.

So I would have wanted to have the communication in writing.

I'm well known by the Council, since I've sent e-mails from this e-mail address to you, a lot of times earlier.

So if you please could send this e-mail to the housing benefits-department.

    Hope this is alright!

    Hi,

I contacted the Council, to complain on that you haven't warned about the bouilding-work, that you are doing now, on Hope Champers.
I explained that the Council always tells in advance, in letters, when they do work in Dale St., etc.

The Council, (Alex Danylco there, Environmental Health Officer), told me that it was good pratice, to tell tennants in advance, about building work.
And I think that, escpecially, since the disco, G-bar, is right across the lane, with load music, untill 3 am – 6 am, four nights a week, then the landlord should warn in advance, about the building-work.

Because it's easy to get a late rythm, living next to a disco playing load music, especially if you have a IT as a profession/hobby, like I have.
So I'm going to tell this in court, that you don't follow good practice, if you try to throw me out again, (since I have some arrears).

I haven't got anywhere else to live, and you don't do repairs eighter, (like the Council have been inspecting here), so I don't think I should pay all the money, when I don't get the full product, that I pay for.

How long is this noisy building-work going to last?
Isn't it T.J. Thomas/Imperial Properties who owns Hope Chambers?
    Why haven't tennants been informed?

    Regards,

    Erik Ribsskog

  • Fikk telefonsamtale fra the Council

    Mvh.

    Hi,

I got a phone-call about this, last week, I think it was.
But I didn't catch the name of your contact-person.
    (A guy who sounded a bit tired/old, I think).

    I haven't got a letter about this.

    Don't you normally send letters.
I got a complaint-form, but that was to do with noise from the neighbouring disco.
They have started with any building-work, but they have put up a construction, of metals to stand on, outside the building here.

And then they made a lot of noise, one morning here.
That was what initiated my complaint.
I don't know the name of the bulding-company, as I haven't seen a sign there, telling which company this is.

    Best regards,

    Hi,

my address is Flat 3, 5 Leather Lane, L2 2AE Liverpool.

The name of the landlord is Imperial Properties, in Derby Buildings, in Weaverthree Rd.

I don't know the name of the company doing the building work, but I attach one digital photograh taken in Leather Lane, by myself, yesterday, (after I was awoken by the noise, earlier the same day), and one picture taken from my bedroom (where I have my home-office to save on the electricity)-window, taken today.

I've also had an inspection from the Council here, on Wednesday, regarding disrepair, from this landlord.

And I've also complained about that the garbage-bins for this building, (Hope Chambers), are being kept in the bin-store of the restaurant Lady og Mann, to the Council earlier, so one have to walk through a beer garden with people drinking alcohol, to throw ones garbage, which I think is a bit awkward.

And also access is restricted to the bins, after 11 pm, and before 12 noon on Sundays.

So I don't think this landlord is fine, and I would have moved if I had the money, I think sometimes, even if I don't really like to move a lot, so I try to solve the problems in stead.

It's also load noise from the neigbour disco, (G-bar), four nights a week.

Thank you very much for your reply!

    Best regards,

    Hi,

why don't you tell in advance of builders outside the building?

(Like I woke up to yesterday, 3/2).

I have IT as an hobby, and sometimes sit up at night doing web-programming etc.

They I could have planned better.

Even if there is load music four nights a week from the neighbouring disco, doesn't mean it's ok with noise from builders un-anounced in the morning.

Please inform the tenants more about this.

How long are they going to build and make noise?

    Regards,
