    Hi Erik,

No one from any of the emails copied in has contacted me.

You have confirmed you have left the property and moved back to Norway. If this is the case then the sooner the keys are handed back the sooner we can carry out final inspection and arrange deposit release.

Your rent will become due again on 5th March, if the keys are not handed in by this date then you will be liable for rent.

If you have caused damage to the toilet then you will be liable for this.

The only furniture that is to be left at the property is the furniture that was there before you moved in. Anything else will be disposed off and you will be charged for.

    Thanks

    Alyx McKenna

    Hi,

    these now want the keys.

But I’ve told them that I deal with this through you now.

    I haven’t gotten the deposit back, (£350 I think).

But it was also a problem with the toilet there.

I put the dust from the robotic-vacum-cleaner in the toilet, (no vacum-cleaner-bags to throw in the garbage).

And due to that I think the toilet stopped working.

And I tried to fix it, and something inside the toilet got distroyed.

So I just used a bucket to flush the toilet with, after that.

(Because the Landlord freaked me out with their inspections, etc.).

So I guess that has to be fixed from the deposit.

On the other hand they get the flat back early, (I’ve paid the rent untill sometime next month).

And also I’ve left behind a lot of furniture, (and TV).

So they can probably rent it as furnitured now.

And also a washing machine I’ve bought for the flat.

    And a freezer.

    And two micro-waves.

    And also a robotic vacum-cleaner.

And a bed, and quite expensive chair.

    And so on.

And a steam-mop, that I used on the floor, (that was very tacky I’d say, before I used the steam-mop).

    Regards,

    Erik Ribsskog

    Hi,

other problems with this flat, was that ‘everything’ fell down on the bath-room.

They had just used like double-sided-tape to put up the towel-ring, etc.

And also some shelves fell down, (due to that they weren’t properly put up, I’d say, because when people use the shower, then it gets humid, and then stuff fell down there, so previous occupants probably didn’t shower very much, it seems).

    Also the gas-heathers didn’t work.

Only the gas-stove, but one couldn’t really use the owen, because the lowest burner didn’t burn clean, I’d say, (even if I’m from Norway were we almost only use electricity for owens/stoves and not gas)).

I also wonder if it was asbest in the walls there, because one could hear any sound like from the neighbours downstairs and upstairs.

    Best regards,

    Erik Ribsskog

    Dear Erik Ribsskog

Re: Visit on behalf of your landlord

Further to the terms of your tenancy agreement we write to respectfully request that we may be allowed to visit your home on the FRIDAY 16TH FEBRUARY 2018 BETWEEN 10-4  for the purpose of carrying out a visit on behalf of your landlord.

You do not need to attend but it would be advisable if you have any issues or repairs to report to us. If you are not home, then we will carry out the inspection using the keys that we hold in the office.

It is in your best interest to contact the office immediately if you need to arrange a new date and/or time for us to visit the property, otherwise the inspection will be carried out on the day stated above with the keys we hold.

For any inspections that we are unable to gain access on the date stated in this letter, a fee of £29.17 plus VAT will be charged. This totals £35 and will be deducted from your deposit when you vacate the property.

The Inspection is carried out using an app on a phone. A photo report, similar to the inventory you received prior to moving into the property is produced and sent directly to your landlord. This report is only seen by the office and your landlord and will not be used for anything else.

If for any reason you are unable to open the attached file, please click on the link below for assistance.

    Hi,

    this is a new update.

These have dragged out a letting-process for weeks and weeks.

They have first shook hands with me, and told me, a flat was mine.

And after this they have repeatetly not sent promissed forms by e-mail.

When I then went to their city-centre-office, they forged a file, and wrote nonsense, on a form, after I had signed it, and behind my back.

(This I noticed some days later, when I returned there, since they didn’t send an e-mail the same day, as promissed.

And an Amy there showed me the mentioned form, wich then had some other hand-writing than mine, added on it).

And they are lying and lying about the rent, etc.

(Which should be possible to se, on the Rightmove-site, I reackon).

And I’ve told them I would get back to them, when I’ve found out, how much they owe me.

Yet they send me more non-sense e-mails, and waste more of my time.

This has now wasted a lot of my time and also money, (since I’ve had to stay longer at hotels, after moving over again from Norway, due to that this company is doing sabotage/warfare against me, I have to call it, since they lie, and do fraud etc., to make problems for me, it seems).

This I wanted to complain about.

    Regards,

    Erik Ribsskog

    Hi,

if I complain about how they re-send their e-mails.
That’s something they should clean up, in their organisation.

What’s the point in having a meeting, (incuding me), about this.

    I don’t work in LHT.

Even if I rent from LHT, it doesn’t mean I work for them.
If I complain in a shop, that’s their freezers doesn’t work.

This doesn’t mean I want to go a meeting there later discussing how to solve this problem.

That would have been something the shop would have been expected to sort themselves really, I think.
So don’t buy this ‘meeting-stuff’ as a best practice, really.

It’s just a waste of time for people, if they have to go to meetings, if they complain about something which is wrong.
If one complain about simple stuff that is being done wrong, then you should expect to go to meetings to explain about simple stuff, really.

That means there is a lack of respect for people and their time somewhere, I think.

    Hi,

ok, I didn’t like the meeting part.

Why can’t they just deal with comlaints in writing, (if the tenants wants this).

I think that should be the people who complains preogative.

(If it’s kept in writing then one can document what’s being said).

And I think you should threat tenants who contact you as members, untill they’ve refused your invitation to be a member.

Or else it’s a bit inpolite, I think.

But thank you for your e-mails anyway!

    Dear Erik

Unfortunately, we do not have the resources to have a continual dialogue with you as our members must come first.

If you wish to complain to LHT, our final bit of advice to you, is that you should write you complaint or issues in a letter and post it to their office.

LHT will either invite you to attend a meeting, or attend your home (your choice), with a view of resolving your issue.

Be assured these are normal day to day occurrences and considered as best practise.

    Hi,

I wanted to complain about that when I sent an e-mail, to the Managing Director, of LHT.

(To the LHT general enquiery e-mail address).

Then this e-mail was just sent on, to the Neigbourhood Team Leader, (it seemed to me).

    Hi,

Leieboerforeningen in Norway told me that the tenants-organisations in the UK, were ‘struggeling’.

So I wasn’t sure if I was going to get a reply from you.

So I’m very grateful that I got one, anyway.

Thank you very much for this reply!

    Dear Mr Ribsskog,

I write in response to your recent email dated 27 January 2013.

I’m sorry if you feel that my previous letter was impolite, it was not intended to be. Our concern is simply to prevent inappropriate emails being sent to our employees. We have not made any reference to your account having been hacked. What we have said is that you have previously made us aware of security issues around your account. Since we are continuing to receive inappropriate emails from your account, which you now inform us were not sent by you, then I would suggest that there are indeed security issues of some sort relating to your email account. We received a further inappropriate email from your account shortly after your last email on 27 January. We would again welcome the opportunity to discuss these issues with you, but we are respectful of your wish not to attend a meeting with us.

The most recent email was more direct in content, and constitutes nuisance behaviour directed at our employees (whether this was perpetrated by yourself or by people who are targeting you). Therefore we will be contacting the police to discuss the situation to see if there is anything we can do to resolve this. You have informed us that the emails are not sent by you and that you have informed the police of this in the past, so hopefully we will have more luck in raising these issues with them. I do not want to block your email address at this point as it is your preferred method of communicating with us, but if we can’t resolve the nuisance emails then we need to consider the best ways to prevent this.

You have mentioned in your email that this situation is causing you distress. Please be assured that it is not our intention to cause any upset. However, I hope that you understand that we are required to follow up on suspect correspondence primarily out of a duty of care to our employees, but also to see if we can provide support to yourself if you are being targeted.

I would like to share with you the content of the correspondence we received from your account, as I feel that you should be aware of the sort of thing that is being sent in your name. However, I do not want to do this without some assurances that you will not post these on your blog, as I do not want the officers named in the correspondence to become potential targets for the internet ‘trolls’ which appear to be targeting you.

I would also confirm that the letters you have received were in fact sent by Royal Mail, but we do not generally use stamps due to the number of letters we send out. We have what is known as a franking machine which keeps a record of the letters we send out and prints a code on the envelope so that Royal Mail can charge us accordingly, so please do not be alarmed by this.

    Thanks

    Hi,

ok, I didn’t like the meeting part.

    Hi,

do you have any advice to give regarding this problem?

(If I send an e-mail to the Managing Director, then the Neigbourhood Team Leader replies).

    Best regards,

    Erik Ribsskog

    Hi,

    thank you for the e-mail!

I’ve also sent to Leieboerforeningen about this, so perhaps they’ll reply.

And I’ve also posted about this on my blog, so perhaps the Managing Director reads about this there later.

    We’ll see.

    Thanks again for the e-mail!

    Best regards,

    Dear Erik,

Thank you for your enquiry. As I have stated in a previous

email, I am continually monitoring the emails that you copy TPAS into and we
will continue to do so for as long as you copy us in. Unfortunately TPAS, which
stands for Tenant Participation Advisory Service, is not an organisation that
handles tenants’ complaints, we specialise in issues concerning resident involvement,
providing support and training to members wanting to improve this aspect of the
    business.

    Hi,

    u>

I’ve sent a complaint about the Neighbourhood Team Leader,

to the Managing Director, at LHT.

And then I get a response, to this complaint, from the

    person I’m complaining about.

Then it’s something wrong at LHT, I think.

The e-mails are being sent to the wrong people there.

So perhaps this is a case for Tpas and/or Leieboerforeningen?

    Best regards,

    Erik Ribsskog

    Dear Mr Ribsskog,

I write in response to your recent

    email dated 27 January 2013.

I’m sorry if you feel that my

previous letter was impolite, it was not intended to be. Our concern is simply
to prevent inappropriate emails being sent to our employees. We have not made
any reference to your account having been hacked. What we have said is that you
have previously made us aware of security issues around your account. Since we
are continuing to receive inappropriate emails from your account, which you now
inform us were not sent by you, then I would suggest that there are indeed
security issues of some sort relating to your email account. We received a
further inappropriate email from your account shortly after your last email on
27 January. We would again welcome the opportunity to discuss these issues with
you, but we are respectful of your wish not to attend a meeting with us.

The most recent email was more direct

in content, and constitutes nuisance behaviour directed at our employees
(whether this was perpetrated by yourself or by people who are targeting you).
Therefore we will be contacting the police to discuss the situation to see if
there is anything we can do to resolve this. You have informed us that the
emails are not sent by you and that you have informed the police of this in the
past, so hopefully we will have more luck in raising these issues with them. I
do not want to block your email address at this point as it is your preferred
method of communicating with us, but if we can’t resolve the nuisance
emails then we need to consider the best ways to prevent this.

You have mentioned in your email that

this situation is causing you distress. Please be assured that it is not our
intention to cause any upset. However, I hope that you understand that we are
required to follow up on suspect correspondence primarily out of a duty of care
to our employees, but also to see if we can provide support to yourself if you
    are being targeted.

I would like to share with you the

content of the correspondence we received from your account, as I feel that you
should be aware of the sort of thing that is being sent in your name. However,
I do not want to do this without some assurances that you will not post these
on your blog, as I do not want the officers named in the correspondence to
become potential targets for the internet ‘trolls’ which appear to
    be targeting you.

I would also confirm that the letters

you have received were in fact sent by Royal Mail, but we do not generally use
stamps due to the number of letters we send out. We have what is known as a
franking machine which keeps a record of the letters we send out and prints a
code on the envelope so that Royal Mail can charge us accordingly, so please do
    not be alarmed by this.

    Thanks
